    Timpson Pineview RV Park, as Lessor (hereinafter “Lessor”) hereby leases and demises to the undersigned person below, as Lessee (hereinafter “Lessee”), that certain RV park lot (hereinafter the “Lot”) described more fully as Lot No. [RV Hook-up Number Automatically inserted here], of Timpson Pineview RV & Mobile Home Park, located in Shelby County, with physical address of 115 County Rd. 4648, Tenaha, TX 75974.Lessor and Lessee in exchange for mutual covenants and other good and valuable consideration do hereby declare that this Agreement is subject to the following terms and conditions:

    1. Premises: Lessor hereby leases to Lessee(s) a designated space located at 115 County Rd. 4648, Tenaha, TX 75974 for the sole purpose of parking and residing in an RV or camper, owned rented or operated solely by Lessee.

    2. Term of Lease: The term of this lease shall commence on and shall continue until . This lease may be renewed upon mutual agreement between both parties.

    3. Rent and Payment Terms: a. Rent Amount:The rental amount for the RV space shall be [Automatically insert based on Lease Term], payable in upon booking and on the third (3rd) day of the month for Monthly renters. b. Method of Payment: Rent payments shall be made by [credit card or zelle pay] NO CHECKS ACCEPTED. c. Late Payment: A late fee of FIVE PERCENT (5%) will be charged to monthly renters for each day after the 3rd day of the month that rent is not received by Lessor.

    4. Use of Premises: Lessee(s) shall use the rented space solely for the purpose of parking and residing in an RV or camper owned, rented or operated by Lessee. Any usage of any area of the Premises outside of Lessee’s rented space shall be at Lessee’s sole discretion and risk.

    5. Maintenance and Repairs: (a). Lessor shall be responsible for maintaining the common areas of the RV park, including but not limited to landscaping, roadways, and utilities. b. Lessee(s) shall be responsible for maintaining their RV or camper in good working order and shall promptly report any necessary repairs to Lessor. Lessee shall remain solely responsible for all damages to the RV park caused by Lessee.

    6. Utilities: Utilities, including electricity, water, sewer, internet and any other applicable services, are included in the Rent Amount.

    7. Termination: (a.) Either party may terminate this lease by providing 30 days written notice to the other party for month-to-month rentals. Weekly rentals require 72-hours notice of termination. Rent shall be prorated through the date of termination. Lessee(s) shall vacate the premises and remove their RV or camper from the RV park by noon of the termination date, or Lessor shall that the right to have the RV or camper towed from the premises..

    8. Rules and Regulations: Lessee(s) agree to abide by all rules and regulations set forth by Lessor of the RV park attached hereto.

    9. Liability and Indemnification: Lessee acknowledges and agrees that Lessor provides no monitored security for the RV park, and Lessee agrees to assume sole responsibility for securing Lessee’s RV/camper and its contents at all times. Lessee further agrees to maintain hazard and property insurance on Lessee’s RV/camper in amounts sufficient to fully protect Lessee in the event of loss or casualty causes by wind, hail, storm, fire, flood, theft and collision. Lessee agrees to indemnify and hold Lessor harmless for any and all damages or injuries to Lessee’s property or person while Lessee RV/camper is on the Premises.

    10. Default: In the event of default by Lessee(s) in the performance of any terms of this lease, Lessor shall have the right to terminate this lease and take appropriate legal action.

    11. Assignment: Lessee shall not assign or transfer this agreement without the prior written consent of Lessor.

    12. Governing Law: This Agreement shall be governed by and construed in accordance with the laws of Texas, without regard to its conflict of law rules. The Parties hereby consent to the exclusive jurisdiction and venue of any state or federal court located in Harris County, Texas.

    13. Miscellaneous: This Agreement is the entire agreement between Lessee and Lessor and supersedes all prior and contemporaneous written and oral agreements and understandings between the two regarding the subject matter herein. The provisions and terms of this Agreement are severable. If any provision or term of this Agreement, or application thereof, is determined to be unenforceable by a court of competent jurisdiction, it is agreed that such provision shall be interpreted to apply to the maximum extent as legally permissible, and shall not otherwise affect the enforceability of any other clause or the remainder of this Agreement. This Agreement is binding upon you and your successors, assigns, heirs, executors, administrators and representatives. This Agreement may be signed in counterparts.
